The Pag-IBIG Fund partnered with the Hanjin Heavy Industries & Construction Co., Ltd. – Philippines (HHIC-Phil) and Fiesta Communities, Inc. (FCI) in providing a socialized housing project for shipyard workers of HHIC-Phil and its subcontractors.
Pag-IBIG Fund President Atty. Darlene Marie B. Berberabe says this is the direction that Pag-IBIG Chairman, Vice President Jejomar C. Binay had set, which is to collaborate with local government units as well as employers, for the housing needs of constituents or employees. The project, named Hanjin Village and located at Castillejos, Zambales, pioneers Pag-IBIG’s Housing Needs Matching Program.
“In ‘Needs Matching,’ Pag-IBIG matches needs of employers for their employee housing with available inventory of houses or with developers who can build houses to suit the employees’ needs. Hanjin Village is intended to benefit HHIC-Phil’s Filipino employees, allowing these employee-beneficiaries to pay for the land, land development, and house construction at significantly lower costs,” said Atty. Berberabe.
“The cost to employee is reduced by the exclusion of marketing cost due to needs matching, as well as salary deduction arrangement with and other commitment of employer to the lender Pag-IBIG Fund – all these towards a sustainable employee-retention program,” the Pag-IBIG head added. Pag-IBIG will provide end-user financing to Hanjin beneficiary-workers.
Hanjin Village will produce 2,775 housing units when completed, broken down into Phase 1 of 1,730 units and Phase 2 of 1,045 units. Housing units are packaged as 1-bedroom or 2-bedroom duplexes or 3-bedroom single attached units, with land area from 55 or 65 sqm. and package price from P399,000 to P599,000. Amenities will include multi-purpose hall, transport terminal, open space, and landscaping among others. Phase 2 will also include an elementary school to be provided by Hanjin.
HHIC-Phil is one of the pioneer shipbuilding companies in the world and the biggest in the country. Established in 2006, it currently employs 17,885 workers through its 19 subcontractors involved in various phases of ship-building and support services.
The Hanjin Village site consists of 288,147 sqm. of land in Nagbayto, Castillejos, Zambales for the affordable and quality housing units for Hanjin workers. This is part of the company’s commitment to have a community that will promote the welfare of the efficient shipyard employees and their families.
Chosen by HHIC-Phil and Hanjinphil as the project’s developer, FCI has a long track record of low-cost to high-end housing projects in Pampanga, Nueva Ecija, Olongapo, Tarlac, and Pangasinan. It has constructed and turned-over to end-buyers over 5,000 housing units under the Pag-IBIG Fund End-User Home Financing Program for around two decades.
Pag-IBIG continues to seek partner employers who wish to provide housing benefit for their employees. This is mutually beneficial for both employer and employee because secure and happy employees become more productive, while employers principally rely on Pag-IBIG’s funds to finance the housing project and the housing loans of their employees.
